Booking a room

Reservations:
To reserve a room we take a deposit equal to the first nights stay is required, payable by card.
The deposit will be refunded according to the cancellation conditions. The full booking balance is payable on departure.

Payments:
We accept payments by all major debit and credit cards. We don't accept cheques.

​

Check In:
You can check-in between 4 pm and 7 pm, later times by prior arrangement. We're a really small B&B so it
would be really helpful if you could please call, text or email us in advance
to let us know your estimated time of arrival.

​

Check Out:
On your day of departure, latest check out is by 11am. 

​

Rooms are for one or two adults only. Sorry, no visitors allowed.

​

Children and babies: 

All guests must be 18 or over, we’re afraid we can’t accommodate children or babies.

​

Pets:

We can't accommodate pets.

 

Visitors:

Guests cannot bring extra visitors to the house or to their room.

​

Smoking:
We are strictly a no smoking establishment. Smoking is not allowed anywhere on the premises or grounds. If we find evidence that smoking has taken place on the premises we reserve the right to charge a night's room rental to air the room so it is able to be rented again.

Getting here

If arriving by train:
We are 2 mins by taxi from the main railway station. You can order a taxi to pick you up at the station by calling 01843 888888.

​

If walking from the station, this will take approximately 15 mins. Turn right at the seafront and walk to the clock tower roundabout. Carry on up the slight slope to the right of the clock tower. Follow the road along through Cecil Square. Turn right at the junction at the traffic lights. Turn right, walk up Hawley Street and Hawley Square is an open tree lined park on your left. We are at the topside of the square, to the right if you are facing the park with the road behind you.

If arriving by car:
Come into the square from the main road, then you take your left and drive round the square, up to the right. Our door is mahogany-brown and number 31.

​

Parking:
On the square in front of the house, there is on-street parking for two hours at £4.40. Chargeable hours are from 9am-6pm. Thereafter it is free of charge for the rest of the evening until 9am the next morning. If you pay in the evening after 6pm can put a further two hours on until 11am on the next day.

Reading Rooms Google map:

Our house is the only one with dark brown windows and door. We don't have a sign, just the number 31. We usually have a lit chandelier on the ground floor. Please knock the knocker. It may take is a while to reach the door if we are up on the top floor. if in doubt, please call Louise on 07932 713292.

Terms and Conditions

Cancellation policy:
In the unfortunate circumstance that you need to cancel your stay at The Reading Rooms, we require seven (7) full days notice and your booking fee will be fully refunded. If cancelled after this time, we will try our hardest to re-let the room (we guarantee that we will be very honest about this!). If the room is re-let, we will be able to refund you. If we are unable to let the room, we will charge the full cost of the entire booking to the card you have provided details of above. We will not require further consent from you to make this charge. A reservation is a legally binding contract, for this reason we advise
you to take out holiday insurance. In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

None Availability:
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you.  Our liability would not extend beyond this refund.

Corona Virus Protocols:

We follow the approved guidance issued by the UK Government and have produced the required COVID Secure Risk Assessment. The protocols we implement are reassessed as necessary and changes implemented are in line with this. We issue our revised protocols in the confirmation and subsequent information emails. Please ensure you read them for our up to date safety guidance. We understand that some changes may not be suited to you and your needs. In which case we are happy to move a reservation to an open future date or issue a cancellation and refund
